Buying real estate in a foreign country often causes unexpected and unknown problems. The function of a notary in Spain is merely administrative. We insist on guiding you judicially correctly through the complete procedure of buying or selling. We also pay serious attention to the fiscal implications; taxes and eventually inheritance regulations.

Already before you sign the sales contract we check if all paperwork concerning the real estate is ok:

  • We require the previous sales contract and verify all the data with those of the different Spanish Property Registry offices
  • We check the building permits and eventual breaches of the rules, absence of charges, …

Thereafter we prepare, hearing the two parties, the sales contract in the appropriate language(s), organize the meeting with the notary and prepare all and everything for drawing up the official deed.

At the notary’s office we are also present as translator and fiscal representative (mandatory for non-residents).

Finally we organize  the "entry" in your new dwelling completely: local taxes and registrations, contacts with previous owner, connection to the mains (water, electricity, telephone, internet, …).
